Assess building consent application
When you've applied for a building consent and we've accepted it for lodgement, we need assess it against the appropriate laws and requirements.
These include the Building Code, the Building Act 2004, the Resource Management Act 1991, and others.
Steps
We'll assess your application following these steps:
1. Council assesses application against performance requirements of the Building Code and other relevant legislation.
2a. Council requests any missing design details
2b. Agent/Designer provides requested design details
3. Council grants building consent.
Additional information and fees
Occasionally, as we work on your application and seek further information, we may find additional areas to investigate (for example, the need for a compliance schedule or an assessment by an environmental health officer).
We may also need additional information not supplied with your initial application and this may result in additional fees. If this is the case, we will send you an invoice for these fees and request you pay this before we issue the building consent.
Additional charges may also apply if we need to send the consent to Fire and Emergency New Zealand for comment.
After your consent is issued
Once a consent has been issued, work must begin within 12 months and follow the approved building plans. You can apply for extensions – see the appropriate process in our Update... section.
Inspections are required throughout the construction process to secure the final Code Compliance Certificate.
You should plan to complete your project within two years.
